A friend of a colleague spent six weeks in Toronto last year on a consulting gig. Stayed in a hotel for the first ten days, then switched to a furnished apartment. Said he’d never go back. And honestly, that tracks with what a lot of business travelers seem to be figuring out lately.

Not for the quick overnight trip, obviously. But for the longer stuff, the 30-day projects, the relocations, the “we need you in this city for a while” assignments, Toronto stays are easier with furnished rentals where there’s a kitchen, a couch, and enough space to not lose your mind.

The Budget Thing

Hotel rates keep climbing. Average business hotel stays are pushing past $165 a night now, and that’s before you factor in eating every meal out. A furnished apartment with a kitchen changes that equation pretty fast. Even cooking half your dinners saves a noticeable amount over a month.

Finance teams have noticed. More companies are tightening per diems, and when someone actually runs the numbers side by side, furnished rentals tend to win. Not always. But often enough that it’s shifting how travel policies get written.

Hotels Aren’t Great for Long Stays

There’s a Harvard Business Review analysis that found traveling professionals who spend more than 14 nights a month away from home show higher rates of anxiety and poor sleep. Some of that’s just travel in general. But environment matters, and hotel rooms aren’t built for anything longer than a few nights.

The hallway noise. The weird lighting. Living out of a suitcase for weeks on end. It grinds people down in ways that are hard to articulate but very real. A separate bedroom and a proper kitchen table to work at, it seems minor until you’ve experienced the alternative for a month straight.

Relocations Need a Landing Pad

According to the Bureau of Labor Statistics, firm migrations across state lines have roughly doubled since the mid-1990s. That means more people getting shipped to unfamiliar cities, often without a permanent address lined up yet.

That in-between phase is awkward. You’re scouting neighborhoods, testing commutes, maybe waiting on a lease. Hotels don’t really support that. Furnished rentals do. And honestly, the whole modern real estate services landscape is adapting to this kind of flexible demand, which tells you something about where things are headed.

It Just Scales Better

Once you’re past two weeks, the hotel model starts breaking down. Room service stops being a perk and starts being a crutch. Having your bed made by a stranger every day gets… odd.

More companies are baking short-term rental options into their travel policies now. Whether that becomes standard or stays niche, hard to say. But the math works, the feedback from employees is positive, and the trend doesn’t seem to be reversing anytime soon.
